Terms and ConditionsWelcome to Dennico Limited.  We offer a range of services to help you get a better understanding of your financial situation, check your eligibility for and compare financial products or services from our panel of Providers (“Our Services”):

realrates.com (RealRates), a price comparison site which allows you to compare guaranteed real interest rates for loans in one place.

RealCheck, a credit affordability calculator that uses transactional data through Open Banking to provide you with accurate insight into what you can afford to borrow on a personal loan/Hire Purchase product.

It’s important to us that you understand who we are and Our Services, so please read these Terms and Conditions. You need to understand that if you use our website(s) and Our Services, you:

  • accept our terms and conditions;
  • agree to abide by them; 
  • and you agree to use Our Services for lawful purposes only.


If you do not agree to these terms and conditions, please do not use Our Services.

1. Who we are

We are Dennico Limited and trade as realrates.com (RealRates) and RealCheck.  Dennico Limited is based in Tattenhall, Cheshire.  We are authorised and regulated by the Financial Conduct Authority (“FCA”) (FRN 793530) as a credit broker and to provide credit information services.   We host this website under our trading names.  Our registered office address is Suite 6, Century House, High Street, Tattenhall, Cheshire, CH3 9PX.  Our registered company number is 11034439.   We are registered with the Information Commissioner's Office number ZA312574.

Please note that these Terms and Conditions should be read in conjunction with our Privacy Policy and are only relevant to Our Services.  Should you click on a link which takes you to the website of one of our financial service providers (“Providers”) or any other third party that we deal with in order to provide Our Services. you will need to read their privacy policy to understand how they are collecting and using your personal information.  Our Providers are lenders, brokers and debt management companies who are authorised (where required) by the FCA to provide the product or service you are looking for.  

2. Your acceptance of these terms and conditions

By using Our Services, you are accepting these terms and conditions, privacy policy and cookie policy and you agree to comply with them.  If you do not agree to this, you should not use Our Service.   If you breach any of these terms, your right to access and use our website(s) will cease immediately.

You are our customer, and we will deal directly with you.  We will have no obligation with anyone other than you. 

3. Changes to these terms and conditions

We reserve the right to amend these terms and conditions from time to time by amending this page. The amended terms and conditions will be effective from the date they are posted on our website. By continuing to use our website(s) after changes are posted you are accepting our new terms and conditions.

4. Our Services

4.1. Creating Your Account

To enable you to use Our Services you will need to create Your Account first. When doing this, you must provide true, accurate and complete information about yourself. 

4.2. The RealCheck Service ("RealCheck")

RealCheck uses Open Banking so that you can see an aggregated view of the last 13 months of your income and expenditure, calculate your Borrowing Power, and have access to a Financial Health Report. As a result, you can have a better understanding of your financial situation.

We do this as a result of our partnership with Consents.online Limited ("Consents.online") who are authorised by the FCA as an Account Information Service Provider ("AISP") to provide Open Banking services (Reference number: 792642).

Open Banking is a UK initiative to give third party providers such as Consents.online access to consumers' financial accounts providing a consumer has requested and given consent for this to happen. Consents.online have appointed us as their agent and this is how we are able to provide the RealCheck Service. 

Your Borrowing Power

This is the amount you can afford to borrow and is based on your regular income and regular spending habits. We provide you with a calculator to estimate your monthly repayments based on a loan amount, loan term and interest rate. We also calculate how much you have left over after monthly repayments. 

We will recalculate your Borrowing Power at least once per month for up to 90 days and notify you of any changes. After 90 days we will ask you to re-authenticate via Consents.online so that you can continue to use Our Service. 

Your Financial Health Report

This report scores your financial circumstances out of ten along with a list of factors that influence your score. These factors are split into positive, neutral and negative. For example, a positive factor can be that you make regular insurance payments, a negative factor can be that you recently incurred unarranged overdraft fees or failed payments due to insufficient funds in your bank account.

We will recalculate your Financial Health Report at least once per month for up to 90 days and notify you of changes by email and in Your Account. 

Improving Your Financial Health Report

We will identify any actions you could take that may improve your Financial Health Report by assessing your banking transactions. These will be notified to you in Your Account, or (if you have consented) by email. 

RealCheck is an estimate of what you can afford to borrow and does not constitute financial advice. RealCheck is not a financial offer from a lender.

4.3 The RealRates Service ("RealRates")

RealRates is an eligibility checking service to help find you offers for loans. We sort these offers based on our 'best match' algorithm which considers several factors including the chance of approval and the rate being offered. If you choose to take out a loan via RealRates, the chosen lender will pay us commission, however, this does not influence the quotes that we present to you, nor the order in which they are ranked. 

To check your eligibility for a loan, we use automated technology to select those Providers who meet your requirements and criteria, for example, if we know a Provider does not offer loans greater than £5,000, we will not add them to the panel. We then share your personal information with the selected Providers who will carry out a soft search on you. Providers use your credit score and/or credit report data to help them decide whether they would accept your application for a loan. They will then notify us whether they will accept your application, the chance of approval and the real interest rate that they can offer you.

A soft search will leave a 'footprint' on your credit file which will either be in our name or the lender or broker who carried it out.  Only you will be able to see this, and it will not impact your credit score. 


Whether or not our Providers are able to offer you the product or service you are looking for, is their responsibility and will depend on factors such as their assessment of your eligibility and credit worthiness by taking into account your credit history.

We do not charge you a fee for using Our Services, however we do receive commission payments from our Providers if you subsequently use our RealRates Service and enter into a loan (or any other type of) agreement following an introduction through that website.  Our Providers may charge you a fee.

5. Using Our Services and website(s)

Our website(s) and Services are for your personal use only and you must not use them in any unlawful or fraudulent manner. You should only use them if you are a UK resident and are over 18 years old.

When you login to Your Account, you will need to use the email address and password that you used when you first created Your Account. You must never share your email address or password with anybody. You agree to;

  • keep your password secure
  • log out of our website at the end of each session

6. Communication from or on behalf of Our Service

We may contact you by email about our products and services unless you have told us that you do not want to be contacted in this way.  Please read our Privacy Policy for more information.

By using Our Services to find a financial service or product, you may also be contacted by any Provider(s) with whom you agree to proceed. We are not responsible for the way in which they may do this, and you should read their Privacy Policy and Terms and Conditions prior to completing your application for that product or service to understand how they will process your personal information.

7. Credit checks and references

We do not conduct credit checks on you; however, our RealRates Providers may do this when we share your personal information with them so that they can make an assessment of your eligibility for the product or service you are looking for.  An example of this is a ‘soft search’ that our Providers will carry out.   

(Note: a ‘soft search’ or, as it is sometimes referred to, ‘quotation search’ is a search conducted by a lender with a credit reference agency, such as Experian, Equifax or TransUnion.  This helps the lender to determine whether or not they are able to provide the product or service.  Unlike a ‘hard’ credit search, a soft search is recorded on your credit file, but only you can see it, rather than any other finance provider.  A ‘soft search’ does not impact your credit rating.

Credit checks and credit reference agencies can also help prevent fraudulent applications. When you make an application, you agree to our Providers using your personal information for the purpose of preventing fraud and to verify your identity. This data may be used by a Credit Reference Agency or Fraud Agency and these agencies may keep a record of your information.

You are responsible for ensuring that the information you provide is true and accurate.  Misleading information will be regarded as a breach of our terms and is likely to breach any agreement you enter with our Providers. Furthermore, misleading information may also result in the instigation of criminal procedures against you.

8. Intellectual Property Rights

We are the owner or the licensee of all intellectual property rights in our website(s), and in the material published on it. Those works are protected by copyright laws and treaties around the world. All such rights are reserved.

You may:

  • print one copy;
  • download extracts, of any page(s) from our website for your personal reference;
  • you may draw the attention of others to material posted on our website.


You must not:

  • modify the paper or digital copies of any materials you have printed off or downloaded in any way.  If you print off, copy or download any part of our website in breach of these terms and conditions, your right to use our website will cease immediately and you must, return or destroy any copies of the materials you have made;
  • use any illustrations, photographs, video or audio sequences or any graphics separately from any accompanying text;
  • use any part of the materials on our website for commercial purposes without obtaining a licence to do so from us or our licensors.


Our status (and that of any identified contributors) as the authors of material on our website must always be acknowledged.

All rights in Dennico Limited and our trading names are owned by us.

9. Third party websites and links from our website

If you leave our  website (for example to  complete a loan application on one of our Providers’ websites, or to give consent to our partner Consents.online to access your bank account), it is very important that you read their privacy policies and terms and conditions to make sure you understand and accept them.

Where our website(s) contains links to other sites and resources provided by third parties, these links are provided for your information only. We have no control over the contents of those sites or resources and accept no responsibility for them or for any loss or damage that may arise from your use of them.

10. Information about you and your visits to our website

We process information about you in accordance with our Privacy Policy. By using Our Services, you confirm that you have read our privacy policy and you warrant that all data provided by you is accurate.

We aim to ensure that the material on our website(s) is accurate. We also try to correct any errors or omissions as soon as we become aware of them. However, we cannot guarantee that our website(s) is accurate and error free always. We therefore reserve the right to amend any information displayed at any time.

The information on our website(s) is not intended to be construed as financial or other advice. It is provided to help you find the product or service that you consider is the most appropriate for your circumstances. If you think you need financial advice, you should contact a registered and qualified Independent Financial Adviser (IFA).

12. Our liability

The material displayed on RealRates and RealCheck is provided without any guarantees, conditions or warranties as to its accuracy. To the extent permitted by law, we and third parties connected to us hereby expressly exclude:

  • All conditions, warranties and other terms which might otherwise be implied by statute, common law or the law of equity.


  • Any liability for any direct, indirect or consequential loss or damage incurred by any user in connection with our website or in connection with the use, inability to use, or results of the use of our website, any websites linked to it and any materials posted on it, including, without limitation any liability for loss of income or revenue; loss of business; loss of profits or contracts; loss of anticipated savings; loss of data; loss of goodwill; wasted management or office time; and for any other loss or damage of any kind, however arising and whether caused by tort (including negligence), breach of contract or otherwise, even if foreseeable, provided that this condition shall not prevent claims for loss of or damage to your tangible property or any other claims for direct financial loss that are not excluded by any of the categories set out above.


This does not affect our liability for death or personal injury arising from our negligence, nor our liability for fraudulent misrepresentation or misrepresentation as to a fundamental matter, nor any other liability which cannot be excluded or limited under applicable law including but not limited to the Financial Services and Markets Act 2000, as amended, ("FSMA") or any conduct of business rules developed pursuant to FSMA.

13. Viruses, hacking and other offences

You must not misuse our website(s) by knowingly introducing viruses, trojans, worms, logic bombs or other material which is malicious or technologically harmful. You must not attempt to gain unauthorised access to realrates.com, the server on which our website is stored, or any server, computer or database connected to our website. You must not attack our website via a denial-of-service attack or a distributed denial-of service attack.

By breaching this provision, you would commit a criminal offence under the Computer Misuse Act 1990. We will report any such breach to the relevant law enforcement authorities and we will co-operate with those authorities by disclosing your identity to them. In the event of such a breach, your right to use our website will cease immediately.

We will not be liable for any loss or damage caused by a distributed denial-of-service attack, viruses or other technologically harmful material that may infect your computer equipment, computer programs, data or other proprietary material due to your use of our website or to your downloading of any material posted on it, or on any website linked to it.

You must not establish a link from any website that is not owned by you.

Our website must not be framed on any other site, nor may you create a link to any part of our website other than the home page. We reserve the right to withdraw linking permission without notice.

15. Applicable Law and Jurisdiction

These terms and conditions and your access to and use of Our Services (including any dispute or claim arising out of or in connection with them), shall be governed by and interpreted in accordance with English law.

You agree to submit to the exclusive jurisdiction of the courts of England and Wales in connection with these terms and conditions and your access to and use of our website(s).

16. General

This agreement is in English and all communications between you and us will be in English.

If any provision of these terms and conditions is found to be unlawful, invalid or unenforceable, that provision shall be deemed deleted from these terms and conditions and shall not affect the validity or enforceability of the remaining terms and conditions.

Our terms and conditions, Privacy Policy and Cookie Policy, constitute the entire agreement between you and us relating to your use of Our Services. 

No failure or delay by us in exercising any of our rights under these terms and conditions shall constitute a waiver of that right nor will any single or partial exercise by us of any right preclude any further exercise of any right.
